Welcome to my First Newsletter
I had the bright idea to make a monthly newsletter to share some of the news and events going on in our community, but I didn’t realize how much of a challenge this would be with my basic knowledge of WordPress. I accept the challenge to learn and grow, and hopefully as time goes on this newsletter will get bigger and better. There is a lot going on in our little corner of the world and I whether you are new to the area, or a long time resident, I hope you find this useful.

Rumor Has It
I confirmed with the Director of Marketing for Cagan Management Group that the rumors are true and Arby’s and Chipotle are indeed filling 2 of the 3 vacancies of the new 3 unit parcel in front of Lowes. YUM! There is no word yet on what is moving into the third spot.

34714 Sales Stats
In June of 2020 (July stats were not available at the time of press) we saw 41 houses close and 39 new listings. The average sales price was $275,811 and on average it took 25 days to get a new listing under contract.
Right In Our Own Backyard
In this section I hope to highlight some of the amazing restaurants and places to visit that are in our area or only a short drive away. With the current pandemic everyone is looking for ways to spend time together, while staying safe at the same time. I have the perfect place! Lace up your sneakers or dust off your bike and enjoy an afternoon checking out one of my favorite nature viewing areas. The Van Fleet Trail is one of the most rural trails in our state which is perfect if you have a child learning how to ride a bike or isn’t a confident rider. I sometimes jokingly call it the Van Flat trail because the entire 29 miles of trail is completely flat and only has one curve. On a typical day you will see more animals than people. If you ask me the best place to park is the Green Pond Trailhead. There you will find a ranger station, a picnic area, and restrooms. Parking here will put you at about mile 10 on the trail. If you travel north and make it to mile 12 you will encounter a series of 3 bridges which offer amazing views of the Green Swamp and some of the stunning wildlife that call this place home. I could spend hours here just listening to the sounds of nature. Let me know if you venture to the trail and what you think. Hopefully you’ll love it as much as I do. Construction update
Has anyone else noticed the amount of dirt being moved by dump trucks and burning has increased in our area again? Pulte homes recently purchased and started clearing land for another 298 in Serenoa. For those of us who were hoping for a connection from the Sawgrass/Serenoa area to Avalon Road it appears our wait continues. Construction ended a couple of weeks ago and rumor has it the Orange County side won’t be completed for quite some time. Some are even speculating that this project has been scrapped for the new connector between HWY 27 and the 429, or at the very least we have to wait until the Avalon widening project is completed. I’ve reached out to the Lake County Transportation Department to see if they can shed any light on this project. Let’s hope we hear something from them soon.
