September in Four Corners

Sometimes I feel like living in Florida is like living in one endless summer. I get so excited for September because it means fall and cooler temps are on the way! I’m also eager to enjoy all of the many events and outdoor festivals taking place this time of year. As the weather cools we can start opening up windows to save money on our ever rising electric bills. The housing market typically starts to cool off this time of year with not as many people moving after the school year starts. On average there is a 3 percent drop in home prices from August to September. Although we’ve seen record home prices here in the Four Corners area this summer, as the housing market cools it may be the perfect time to find a deal if you are looking to buy. Combine the drop in pricing this time of year with the historical low interest rates and you have the makings of a great deal.

Election Update:

Of the 253,490 registered voters in Lake County 62,436 showed up to vote in the 2020 primary election. The local race that many were talking about here in the Four Corners area was for the County Commissioners seat. Doug Shields won against incumbent Timothy Sullivan with a total of 55.25% of the votes. Early voting for the November election starts on October 19th and ends on October 31st. Election day is on November 3, 2020.

JUST FOR FUN

My daughter works for a coffee shop and receives a lot of change for tips. She thought this was the best promotion ever and has so far turned in enough change for 2 sandwiches at our local Four Corners Wawa. The sign is still up if you want to get in on this too.

34714 Sales Stats

In July of 2020 (August stats were not available at the time of press) we saw 59 houses close (up 34% from last month) and 42 new listings (up 20% from last month). The average sales price was $282,765 (up 2.9%) and on average it took 33 days to get a new listing under contract which was a little longer than last month at 25 days. Even with Covid-19 our market appears to be vibrant and strong!

Right In Our Own Backyard

In this section I hope to highlight some of the amazing restaurants and places to visit that are in our area or only a short drive away.  With the pandemic and cooler temperatures hopefully on the way, I chose to highlight another outdoor activity that is just up the road from the Four Corners Area. Back in February, for my daughter’s birthday, we decided to go horseback riding at Lake Louisa. We were already familiar with most of what Lake Louisa has to offer. We’ve camped there, hiked, fished, and it is one of our go to spots to take outdoor family photos. Just like all of the previous adventures at Lake Louisa, the horseback riding did not disappoint. We started out by meeting with our guides who introduced us to our horses and outfitted us in safety gear. From there we got a quick lesson in how to make our horse go and stop, and then we were off. For an hour or so we rode along some of the less traveled trails at Lake Louisa and really got an idea of what old Florida was like. Our guides provided us with stories and history of the park and the plants and animals that call it home. Of all of the adventures we’ve shared at Lake Louisa State Park we all agreed that this was one of our favorites. If you are looking to spend some time enjoying nature, but don’t want to travel far, I definitely recommend checking out our local state park.

Construction update

If you’ve driven behind the Four Corners Walmart you may have seen this sign for a new housing development. In addition to the new apartments being built across Highway 27, Cagan Crossings is branching out to include single family homes to their line up. This new gated development will offer homes starting in the mid $200’s with amenities such as dual entrances off of 192 and 27, a resort style pool, and a playground. Groundbreaking is scheduled to take place soon with the 323 lot subdivision offering move in dates as early as August of 2021. Lot sizes will range from 40-by-121 or 50-by-121 feet and will wind around 2 ponds and 58 acres of wetlands.

A bit of good news if you think our area is growing too quickly. The planned Camden Park North subdivision that was going to be built on the corner of 474 just behind the fire station was put on hold and then recently Park Square Homes sold the land to the owners of the nearby sand mine.
