Spring is the Season for Renewal
Springtime in Florida is short lived. It seems that we go from cold to hot in a matter of days. If you are like me, you are desperately trying to enjoy every second of these last few days with cooler temps in the mornings and evenings before the humidity and heat settle in. I know I should be inside tackling spring cleaning projects, but I can’t help sitting outside watching the birds that are migrating through, attempting to grow vegetables, or sneaking in a nap in the hammock.
If you are taking advantage of this hot market and listing your house for sale or just looking to spring clean I’ve created a checklist so potential buyers or house guests will see your house in it’s best condition.

The much anticipated Bagel Brothers is getting closer to opening day here in the Four Corners Area. Bagel Brothers will be going in the space next to Hungry Howie’s on 27. They will be open for breakfast and lunch from 6:30am- 2pm daily. I know there are a lot of people who are super excited about this!
There are several new home construction projects ongoing in our area. Meritage Homes has partnered with Cagan Crossings to build a 323 lot subdivision behind Walmart. KB Homes is starting construction on a 536 lot community behind the existing Orange Tree neighborhood. Sawgrass Bay is in the 4th phase of expansion and builder Lennar is adding another 175 homes to the existing community. Pulte is continuing to build in Serenoa with approval for another 298 lots. Lastly, you may have seen that construction has begun on the massive Wellness Way project. This project is going to add another 1,850 residential units to our area. Fingers crossed that there are plans to improve our schools and infrastructure to keep up with all of this new construction.

Did you know that April starts u-pick blueberry season here in Central Florida? There are several farms that offer u-pick berries in Central Florida, but if you are looking for a quiet place without all of the bells and whistles, that offers conventional as well as organic berries, then look no further than Blueberry Hill off of 33 in Groveland. You may have seen the yellow sign on the corner of 27 and 474 and wondered if it was worth the journey. Trust me it is! Check out their website and stop by their Facebook page for daily updates during blueberry season.
34714 Sales Stats
In February of 2021 (March stats were not available at the time of press) we saw 39 houses close and 39 new listings. The average sales price was $318,216 (up from $288,779 this time last year!) and on average it took 24 days to get a new listing under contract.
There is no denying it. Our market is hot!
Commissioner's Meeting Update
Last month I highlighted a density change that is going to increase traffic for two neighborhoods here in the Four Corners area. My neighbors and I put up a fight at the Commissioner’s meeting held on March 23rd. Just when we thought that our voices were being heard, the voting took a strange turn and the commissioners granted Mr. Smith and his team an extra 60 days to work with residents and/or come up with a more suitable parcel of land.
You may be thinking that this decision has nothing to do with you. But the way I look at it, if you are a resident of Lake County this vote should matter to you too. This vote is going to set a precedent that will allow for construction on the protected Green Swamp. This vote is going to change the average density of apartment complexes from the current 12 units per acre to 18.8! This isn’t a Westchester/Greater Groves issue. Sure this particular project sits between our neighborhoods and we will feel the impact the most, but everyone in the Four Corners area should be paying attention or you too may wake up one day living next to a high density apartment complex looming over your home.
It is frustrating because the media is presenting those of us against this project as residents who are against “affordable housing”, and the people who may qualify as low income, but that is the farthest thing from the truth. Many of the homes purchased in the Greater Groves community were purchased back in the 1990’s for around $80,000. A lot of our residents are on fixed budgets and created their own “affordable housing” and this proposed project could hurt their only investment.
Earlier I highlighted over 3,000 confirmed new residential units coming to our area. This doesn’t include a proposed expansion at Thousand Trails, more apartment units at Cagan Crossings, or a planned community across from Woodridge where the soil was mined back in 2019. You may think it is strange for a Real Estate Agent to be against growth. If we continue on this path we are going to turn into the Champion’s Gate area where no one wants to live because traffic is horrible and where infrastructure, schools, and services were an afterthought. When are we going to ban together as residents and start fighting the lack of planning that has been going on in our area for years and years? We deserve better here in the Four Corners area. Consider raising your concerns on May 25th at the Lake County Commissioner’s meeting when this project will be voted on again.
