Vacation Rental turned long term investment

May is here and if you are like me you are thinking of summer vacation.  The kids are almost finished with school and after more than a year of staying home we are ready to hit the road. 

We had a road trip planned for the Grand Canyon in June of last year, but like the rest of the world, we had to put it on hold. We did sneak away to our favorite mountain getaway for our anniversary in November and it made me realize how nice it would be to own our own vacation rental that we could potentially live in down the road. I think a lot of people have shifted away from large hotel stays and are looking for that private home vacation spot.  Here in the Four Corners Area we are surrounded by many vacation rental options.  We have neighborhoods with resort like amenities that are solely vacation homes like Windsor at Westside, we have vacation condo resorts like The Grove, and we also have vacation rental homes sprinkled in single family home neighborhoods.

Keep reading below to find out about the first ever vacation resort neighborhood coming to Lake County. I don’t know the particulars of the programs and incentives offered for this new neighborhood yet, but a lot of the vacation resorts around offer leaseback programs. If you plan on holding on to the property for quite awhile the rental income combined with potential appreciation can turn into a solid long-term investment.

The much anticipated Bagel Brothers has finally announced the grand opening for their new Four Corners Area location. Bagel Brothers will be going in the space next to Hungry Howie’s on 27 on May 10th at 6:30am. They will be open for breakfast and lunch from 6:30am- 2pm daily. I know there are a lot of people who are super excited about this!

As if bagels weren’t enough we are getting a DonutNV retail store. Although the first DonutNV opened in an outlet mall it is mostly a mobile food truck franchise, serving yummy sweetness at parties and weddings. We are lucky enough here in the Four Corners area to be home to their new corporate headquarters! The one of a kind retail location located in between Arby’s and Chipotle will feature state of the art technology and will serve as a training facility and support center for mobile franchisee owners. 34714 Sales Stats

In March of 2021 (April stats were not available at the time of press) we saw 66 houses close and 46 new listings. The average sales price was $310,116 (up from $272,596 this time last year!) and on average it took 7 days to get a new listing under contract!

There is no denying it.  Our market is hot!

Lake County's first vacation resort

If you are against the location for the proposed Ruby Red Apartments, I have some good news.  If you feel our area is growing too fast for infrastructure, public services, and schools to keep up and that a building moratorium needs to be placed here in the Four Corners Area until a plan can be drawn up that outlines plans for future growth, then I have some bad news. 

At the April Lake County Commissioners Meeting the Board of Commissioners approved a new planned community across from Woodridge. This community will sit on 248 acres and include a mix of 1,200 vacation and residential homes. Also included in the plan is also 65,000 square feet of commercial space.  

In order to get this deal approved, Mr. Groves offered up 4 acres of land for Steve Smith to place his workforce housing on. To make the deal even sweeter he offered to donate land for a new police sub station.

At first glance I was happy to hear 72 units of apartment traffic would not be cruising through the Westchester and Greater Groves communities. After I digested the entire project though, I cringed. Our area became so over crowded in the 10 short years after Sawgrass Elementary was built the school board had to start plans for a new K-8 school to relieve the pressure in our area. This ginormous planned community wasn’t even in the works yet. Mr. Groves plans to mix the rental and residential homes 50-50. That means potentially 600 new families for the new K-8 school that no one planned for.

I know I gripe about this over and over, but we still will not have a connection to Avalon from 27 before people start moving in to this new community. For once can someone please plan infrastructure before homes? Oh wait, no one involved in politics here in Lake County tries to get in and out of our Walmart.
